Property description: Where South Texas and the Hill Country meet, between Del Rio & Bracketville. 18,000+ ac ranch with elevations from 1,400-2,200ft. Pasture availability varies. Pastures are 1850-2400 acres & each includes a house with electricity and running water.
Lease description: Lease price is less protein, add $1600 per year in feed expenses for ranch to do all protein feeding. This includes maintaining 6+ protein feeders (2,000# All-Seasons) with 8-16' hog panel feeding pens, 1 per stand site from Jan-Oct. Base lease price includes lease, house, & water. Feed expense includes ranch filling and maintaining 20% protein, we do not let them go empty (no additional protein feeding by hunters is required.) Pastures / leases are between 1850 and 2400 acres. 1-6 guns. All pastures include a camp house with bedrooms and bathrooms. Lease includes up to 6 trophy whitetail 5-1/2 yrs old + and a combination of management and cull bucks at 6-12 per year less trophies, 12 Rio Grande Turkeys, 12 Rams (Aoudad, Mouflon, Corsican, Catalina, Barbados, ect), additional Ewes, 6 axis, unlimited hogs, quail, dove, varmints, and predators (zero to minimal coyotes in pastures.)Additional exotics such as Elk, Red Stag, Sika-Elk Mix, ect are present and harvest quotas are per ranch annually as well as whitetail doe. Additional turnkey prices are available for ranch to furnish high end stands and corn feeders / provide all feeding if a turnkey option is desired. Rules are strictly enforced and constant improvement across the ranch in antler quality and weight is evident. Average trophy whitetail taken this year was around 200#, potential antlers up 170". IF LEASERS OPT TO FILL THEIR OWN PROTEIN FEEDERS (6 PER PASTURE, ARE 1,000# FEEDERS OR LARGER, AND AGREE TO KEEP FULL JAN-OCT)THE PROTEIN FEEDING EXPENSE CAN BE WAVED BUT FEEDING BY LEASERS MUST BE DONE. RANCH PURCHASES PROTEIN IN BULK AND MAINTAINS FEEDERS ACROSS THE ENTIRE RANCH SO MORE THAN LIKELY THE RANCH FEEDERS ARE MORE ECONOMICAL FOR LEASERS. IF DO ALL THE FEEDING, RANCH WILL CHECK FEEDERS PERIODICALLY IF FOUND EMPTY WILL CONTACT LEASERS ABOUT WHEN THEY PLAN TO FILL AND IF NOT KEPT FULL RANCH WILL FILL AT LEASERS EXPENSE. For the area, ranch is heavily watered through a system of wells, tanks, troughs, and creek pockets. Guests may hunt and harvest off paid leaser's quota.
